Arapahoe Acres is the premier, highly coveted Mid Century Modern neighborhood in the Metro Denver area. It is the first post World War II subdivision to become a historic district on the National register of Historic Places. Built between 1940 and 1957 there are 124 individually designed and site specific modern homes. There were no record setting prices in Arapahoe Acres in 2014 mostly due to the fact that only 4 homes changed hands and 2 of those were on the outside streets that command less money due to either busy streets or not looking across the street at other Mid Century Modern homes. A total of 4 homes sold in 2014 compared with 8 in 2013. The low price was $315,000 ($335,000 in 2013) for a home on Marion St. that was on the outside and needed total updating and a high of $431,000 ($600,000 in 2013 that was a record for the Middlebrook Estate on Cornell Ave.) for a home on Lafayette St. The lower priced homes continue to be those on Dartmouth and Marion due to the size and being on the outside. These homes were mostly built with Frank Lloyd Wright Usonian theories in play with limited square footage D originally 800-900 square feet 2 bedrooms and 1 bath. These small units tend to sell between $300,000 and $345,000. Average days on market were 7 (37 in 2013)D. The reflection of longer days in 2013 is more due to the fact that 3 homes sold for above $ 500,000. I am not a believer in price per square feet for it does not take into consideration all the variations or renovation quality and deferred maintenance needed on various homes. For those that do like this the average price per square foot was $329 ($331 in 2013) with a low of $279 ($255 in 2013) and a high of $332 ($ 412 in 2013) These prices per square foot are still beating the prices per square feet of other Mid Century Modern neighborhoods such as Krisana Park. Arapahoe Acres continues to benefit from new restaurants in downtown Englewood and along the Broadway corridor. The new King Soopers and market place at University and Hampden are excellent additions. The schools in Englewood continue to improve with a lot of new scrapes of Modern new Contemporary homes and duplexes. It is my feeling that if some of the larger homes were to come on the market we could easily see the upper $600,000 with a large number of buyers just waiting for that special property. Buyers seem to be more interested in getting properties that are in original condition either leaving them rather original and restoring them or having a blank slate to make their preferred changes and are willing to pay high premiums for those properties. Often times we will see updated and renovated homes sit for a while with a buyer pool that is VERY picky and often times to not like the finishes or choices of the previous owners.
