Water Purification Features:
1. This system is comprised of a diluted chlorine injection system, to clarify the well water contact tank, green sand filter, carbon filter, cartridge filter, and water softener. This equipment is located out of the weather and in the Barn & Storage Structure.

House Features:
1. The foundations extend downward three feet from the main floor to the top of the reinforced concrete footing. This depth adds building insulation plus added potential termite, vermin, and animal tunnels into and/or below the home. These walls extend to the lower level of the pool to overt potential settlement/failure,
2. The perimeter and diaphragm walls of this approximate 5,300 square foot home are built using the Nudura ICF insulated form system that is filled with 8 of reinforced 4,000psi concrete that extends upward 12-6 to the roof truss bearing. This system is highly hurricane resistant, exceeding the current code mandate of 140MPH wind. The shell of the ICF form is comprised of a 2 5/8 expanded polystyrene block that has an R factor in excess of R=40 plus the insulation for the finish surfaces of stucco and drywall at the outer walls.
3. Much of the home was designed as barrier free to accommodate wheel chair access. Doors are 3-0 wide, but exterior access is stepped to minimize water invasion and covered with non-slip tile.
4. Ceilings are generally 12-6 high with many vaulted/coved details, recessed/coved lighting, natural hardwood trim, faux treatments, and designer Kichler light fixtures.
5. Interior walls are built with drywall and cement board behind all ceramic tile treatments. Walls are finished with a knock down texture and painted with a premium Sherwin Williams egg shell enamel, as per designer specifications.
6. Ceiling has insulation with R-30 paper faced fiberglass batts plus another 4 of blown-in insulation across all living areas.
7. Exterior walls are stucco with Sherwin Williams elastomeric coating.
8. Wood cabinetry is all custom-built maple hardwood and maple plywood construction complete with granite tops and back splashes. Doors are 8-0 high or 6-8high composite material with the office/library door of solid maple. Wood trim, chair railings, and shelving are maple plus custom door casing are of dense poplar wood.
9. Floor covering is tile, excepting bedroom areas that are carpet. Tile base and wainscot are utilized in bathrooms and toilet roomsother tile areas have tile base. Maple base is used at carpet areas.
10. Windows are reinforced PGT single hung impact resistant sash complete with insulated and low E glass. Windowsills are tile.
11. Throughout the home are numerous decorator arches and columns to accent the separation of area utilization, which set the design theme of the residence. The Kitchen is a "open concept" area serving the adjacent areas
12. Roof system is comprised of 5/8 CDX plywood with imported clay time from Columbia South America. Spare roof tile and floor tile are on site.
13. Door hardware is commercial grade Schlage lever handle hardware/locks,

Electrical System:
1. This is a 400-amp single-phase 120/240-volt service, including four service panels. A/C compressors and the TECO service are fitted with surge protectors. The generator will take over when there is a power interruption or failure.

Alarm System:
1. The residence is protected by a monitored alarm system, featuring a radio control signal. Exterior motion detector lights are installed at the exterior of both buildings.

HVAC System:
1. There are four (4) separate zoned heating and air conditioning systems.

Plumbing and Piping:
1. The underground waste piping is DWV PVC pipe.
